Settling in Monaco can be difficult, especially for foreign residents. Our agency will support you in all technical and administrative way. The first step is to find the right apartment. Once the apartment reserved, the agency will send a “Décompte de location”, kind of financial agreement on the rental, that the tenant will have to sign and send back with the payment. This amount includes:
- The Security Deposit: 3 month including charges
- The Agency Fees: 10% of the yearly rent + VAT
- The rent + charges, which are required to be paid by quarter in advance.
- Registration fees: 1% of the rent including charges on the whole duration of the contract
- Additional expenses as tax stamps, check-in expenses…
These fixed expenses are established by the Monaco Real Estate Chamber, and are required by all real estate agencies of Monaco..

On receipt of the payment, the real estate agent will prepare the lease and the tenant will have to provide all legal information and documents, such as the passport, a proof of residency, information form to fill and bank certificate. Our management services to provide assistance to our lucury clientele

The rental management a real chapter of the real estate agent work. Different from the Building Manager who takes care of the common areas and maintenance of the building, the rental management consists in supporting the owner for the accounting and technical matters of his apartment. We realize the lease according the conditions of the “Décompte de Location” (kind of financial agreement of the rental signed on reservation of the flat) and we directly exchange with the tenant to agree on a meeting date to sign the 3 original copies of the lease. These copies are afterwards registered at the Tax Authorities of the Principality, and this registered document will be requested for you residency card appliance at the Surete Publique (Desk at the Monaco Police)

Then, we will follow the tenant with all the administrative process revolving around his relocation in Monaco:
- Opening of the electricity contract at the SMEG and water if not included in the charges
- Taking out of the insurance policy, which is compulsory to be given the keys of the coming flat

The Check-In inventory is in almost all cases realized by a bailiff or an expert in real estate constructions. It gives to the tenant an external view of the apartment he will be renting.
